Tap and Toilet Repairs in New Farm
A drip at the spout or a cistern refilling overnight is where tap and toilet repairs in New Farm usually begin. Nearly all of these faults are repairs, and a licensed plumber sorts most same-day where we can. Phone (07) 3524 7163.

The New Farm run takes in every street from the ridge down to the river edge. Taps and toilets fill more of our week than any other fixture, because these are the fittings every household touches daily.

Repair or Replace a Tap or Toilet
Most drips and slow fills come back to a worn washer, cartridge or valve, so they are repairs; replacing starts when the fixture body itself fails.
A dripping washer tap usually needs a fresh washer or a dressed seat while the body stays sound. A dripping mixer instead needs a new ceramic disc cartridge. Both are repairs, and both keep the tap you already own.
Cisterns follow the same pattern. One that runs, leaks or fills slowly is most often cured by renewing the inlet valve and its outlet washer, provided the cistern body is sound.
Cracks move the job across the line. A split tap body, a cracked cistern or a broken pan cannot be washered back into service. A fixture on its third set of washers in two years often costs less to replace than to keep repairing, and we judge that job by job.
Age changes the visit. Original tapware in a pre-1940 house near Sydney Street, boxed in by a century of renovations, takes longer to reach than the same fault in a newer riverside tower.

What Tap and Toilet Work Needs a Licence
Only the householder may do a short QBCC list of unregulated jobs; every other tap or toilet job belongs to a licensed plumber.
The unregulated list stops at the small washers and rubbers inside a cistern, plus a tap's own jumper valve or washer. Those jobs need no licence and no reporting, though the result still has to reach the standard the legislation and codes set.
Everything past that small list is regulated. Repairing or replacing a tap or toilet fitting is minor work, so a QBCC licensee carries it out with neither a permit nor a Form 4.
Fitting a replacement tap sits outside the unregulated list, which makes it licensed work. The QBCC guide uses exactly that job as its own example.
Installing a toilet in an existing building, or shifting one, is notifiable work. There is no council permit in it, and the plumber lodges a Form 4 with the QBCC inside ten business days of finishing.

Flow Limits That Apply to Rentals
WELS (Water Efficiency Labelling and Standards) is the rating scheme that labels taps, cisterns and pans by stars and water use before sale or installation in Australia. Before an owner charges a Queensland tenant for all water, the fixtures have to meet the flow caps.
Any tap, cistern or pan installed here also needs WaterMark certification alongside its WELS registration. That certification is what lets a licensed plumber install the fixture legally.
The rental caps come down to:
Taps
basin, kitchen and laundry cold taps, mixers included, flow at 9 litres a minute or under.
Toilets
a dual flush cistern uses no more than 6.5 litres on a full flush, 3.5 on a half, and 4 litres on average across both.
Outside the cap
baths, garden taps and the taps feeding a washer or dishwasher sit exempt.
New builds carry star minimums of their own: a 4-star dual flush cistern plus 3-star tap fittings and showerheads. Renovated bathrooms sit outside those minimums. Area-level figures count 255 dwellings approved across five years, and each of those builds carried the minimums from day one.
Renters fill most of the housing stock here, so plenty of landlords check these caps before passing on a water charge.

Who Pays for Water a Drip Wastes
No, the concealed leak adjustment will not pick up water wasted by leaking taps or by a running cistern. The owner of the property carries that loss.
Urban Utilities maintains the street main and the meter. Every pipe and fitting from the meter out to the last tap answers to the owner instead, and leaks on that side land on the owner's bill.
Ownership here splits thin. At the last census, 23.8 per cent of dwellings were owned outright and 20.2 per cent carried a mortgage. A dripping mixer in a rented flat often lands on an owner who lives streets away.
Left alone, a slow drip washes thousands of litres down the drain over a season. Fixing the washer costs far less than paying for the water it wastes.

- Toilet repairs: inlet valves, outlet washers, seals and pan connections.
- Tap replacement: choosing and fitting a new mixer or wall tap.
- Why your toilet keeps running: the symptom page for a cistern that refills non-stop.

Tap and Toilet Questions We Hear Often
Call (07) 3524 7163Which tap and toilet faults do you fix around New Farm?
We fix drips and leaks at the spout, the handle or the base, cisterns that run, leak or fill slowly, weak flushes, and stop taps or connections that let go. The tap repairs page and the toilet repairs page carry the detail for each.
Can I change a tap washer or a cistern washer myself?
Yes, for a few parts only: the QBCC's unregulated list covers a tap's jumper valve or washer, and a cistern's drop valve washer, float valve washer and suction cup rubber. The finished work still has to reach the standard the codes set, and anything further, including swapping a tap or toilet, is licensed work.
Does Urban Utilities cover a leaking tap or toilet?
No, the concealed leak adjustment does not extend to water lost through leaking taps or running cisterns. The property owner carries that loss. The utility looks after the mains up to the meter, and every pipe beyond the meter answers to the owner.
What changes the price of a tap or toilet repair?
The failed part drives the price, along with the tap or cistern type, damage to the seat, body or porcelain, and access to the isolation valves. Your plumber sets a fixed quote after seeing the job, and you approve it before work starts.
Who arranges tap and toilet repairs in a rental?
The owner or manager of a Queensland rental has to keep the premises in good repair, and the tenant reports faults promptly. A blocked or broken toilet is on the emergency repairs list, so it cannot wait weeks.
Is the call-out fee free for tap and toilet jobs in New Farm?
Yes, every job comes with $0 call-out fees, and there's no extra charge for nights, weekends or public holidays.
