A new bowl can look like a small job until the cupboard is in pieces. A licensed plumber runs every part of it, from the first shut-off to the final leak test.

We fit new bowls, replace worn ones and re-seat sinks that weep at the rim, as part of our kitchen and laundry plumbing run across New Farm and nearby. A straight swap is one visit. A sink in a new spot is a bigger job, and this page maps out both.

From Old Sink Out to Leak Test

Once the old bowl is out, the plumber works down a set list. Two supply lines with isolation valves come first, then the tap, the basket waste, the trap and the waste pipe, with a leak test to finish.

Here is what each part does:

  1. Isolation valve

stops the supply to the sink on its own, leaving the rest of the plumbing running.

  2. Supply connections

a hot line and a cold line feed the tap, and braided hoses often make the last join; aged hoses get flexi hose replacement on the same visit.

  3. Basket waste

the fitting that plugs the drain opening inside the bowl.

  4. Trap

holds a water seal so drain smells stay down where they belong.

  5. Leak test

fills the bowl, runs both taps and checks every joint while everything drains.

Tapware, wastes and connectors sold for Australian installation carry the WaterMark trademark and appear on the scheme's product database. If a dishwasher drains into the waste, the replacement needs a spigot for the hose, and the machine side sits with our dishwasher installation service.

Drop-In and Undermount Sinks Compared

A drop-in rests its rim on top of the cut-out; an undermount fixes below the benchtop and leaves the cut edge on show.

The differences come down to three things:

  1. Fit

the drop-in rim covers a rough cut, and laminate benchtops take it well.

  2. Support

clips or support brackets carry an undermount bowl from underneath the bench.

  3. Sealing

an undermount edge needs a precise cut and a silicone seal, or water creeps between bowl and bench.

The benchtop usually decides. Laminate suits a drop-in happily, while stone and solid surfaces show off an undermount edge, and we advise which way to go once we see the bench.

Kitchen Sink Work and the Form 4

A licensed plumber connects every kitchen sink in Queensland. A new or relocated bowl counts as notifiable work, and a swap into the old position counts as minor work.

Notifiable sink work needs no council approval. The plumber reports it to the QBCC via a Form 4 within 10 business days of completing the job, and gives you your copy to keep.

You can check a plumber's licence, and any Form 4 lodged for an address, through the QBCC's online register. One caveat: apartment blocks and buildings sharing a combined drain can push a sink job into permit territory, so tell the plumber up front.

Where a Kitchen Sink Leaks

The usual suspects are the trap and waste joints, the seal under the basket waste, the tap base, each supply join, and the rim seal against the benchtop.

A slow leak hides, so look for:

  • a cupboard floor that has gone spongy;
  • a stale, damp odour in the joinery;
  • a water line on the cupboard wall with no drip to explain it.

Any of those three signs means water has been escaping unseen for a while. The sooner a plumber traces the joint, the less of the cupboard you lose.

New Bowls in Old Kitchens

Most sink jobs here land inside existing kitchens rather than new builds. At area level, approvals added 255 dwellings over the five years to 2021-22 (Australian Bureau of Statistics). Only 17 went up in that final year, a thin layer of new stock over a peninsula of older homes.

A lot of the housing around James Street and across the suburb predates 1940, so the bowls we replace often sit in kitchens whose joinery was never built around a modern sink. Cupboard floors and benchtop edges show the wear, and a careful fit matters more than speed.

Kitchen Sink Questions From New Farm

Call (07) 3524 7163

How is a kitchen sink supposed to be installed?

A licensed plumber installs it in a set order. The supplies shut off at their isolation valves, the old bowl comes out, then the new sink connects through its tap, waste, trap and supplies, and a leak test closes the job.

Is a top-mount or an undermount sink easier to fit?

Yes, the top-mount is the easier fit. Its rim sits over the cut-out and covers a rough edge, which suits laminate benchtops. An undermount fixes beneath the bench, so the cut edge shows, gets sealed with silicone, and hangs from clips or brackets.

Who arranges a kitchen sink replacement in a New Farm rental?

The owner or the property manager arranges it, because Queensland tenancies put responsibility for repairs on them. A tenant wanting a different bowl asks first, using Form 23 for written approval, and the owner or manager cannot refuse it without a good reason.

Does replacing a kitchen sink need a council permit?

No, a permit from council is not needed. Swapping the old sink for a new one in the same position is minor work by a QBCC licensee, with nothing to lodge. A new or moved bowl is notifiable work reported on Form 4, though an apartment can change that.

Can a kitchen sink in New Farm be moved to a new spot?

Yes, a sink can move to a new spot. Moving a fixture in an existing building counts as notifiable work. A licensed plumber runs the fresh supply and waste lines, connects the bowl, and lodges a Form 4 with the QBCC inside 10 business days.
